From Small Beginnings to a
Market Force
Founded in 2008 by ex-investment banker Wim Loubser, Paul Munday joined in 2009, and the collaborative association
with James Templeton and James Day followed in 2017 and 2022 respectively. iGroup’s track record highlights its
consistent performance in commercial property investments with a focus on extracting deep value. We have specialised in
combining exceptional real estate expertise, with innovative capital and risk structuring to deliver extraordinary returns.

Our First Chapter:
Building a Diversified Foundation
In 2009, iGroup co-founded Integri-t Property Fund Ltd in partnership with two well-established South
African developers. As a minority shareholder and corporate advisor, iGroup helped the fund grow through
acquisition and development, ultimately building a portfolio valued at R1.2 billion. Most of these assets were
sold to Emira Property Fund Ltd (JSE EMI) in 2014, setting the stage for a lasting relationship with one of
South Africa’s leading listed property funds.
Scaling Retail with Purpose
and Precision
Building on its foundation, iGroup launched Interurban Property Fund in partnership with private investors
in 2013. The fund focused on food-anchored community shopping centres and soon attracted interest
from institutional asset managers. It expanded into a national portfolio of approximately R1.5 billion, ability
to extract exceptional value from stable assets.
Strategic Moves
That Opened Global Doors
iGroup identified an opportunity in listed company acquisitions away from direct assets due to a deep value opportunity at the right time. Raising capital, it initiated a series of strategic investments in EMI, Collins Property Projects (JSE CPP), and Polish retail landlord EPP NV.
This marked a significant shift from national operations to a broader global investment strategy. EMI later expanded into the United States through a joint venture with Dallas-based Rainier Companies, focusing on grocery-anchored centres, which is one of iGroup’s core strengths.
In 2021, iGroup made a full offer to acquire the remaining shares in EMI. The following year, it converted its EPP stake into a direct community retail portfolio in partnership with Redefine Properties (JSE RDF). In August 2022, iGroup acquired a majority shareholding in Castleview Property Fund (JSE CVW) through a reverse takeover, as a primary investment vehicle for the group.
Forging New Ground in
European Logistics
In 2024 CVW, through EMI, partnered with Poland’s DL Invest Group. DL Invest is one of the country’s leading
logistics developers and investors. This partnership marked iGroup’s entrance into logistics real estate and
strengthened its presence in Poland. The venture reflects iGroup’s ability to identify high-potential sectors,
deep value, and form strategic partnerships in dynamic markets.
Asset Management and New Beginnings
In 2024, CVW was sold by iGroup, with iGroup retaining an asset management function. It has now established
iGroup Fund (Pty) Ltd as a new investment vehicle, with a view to building new opportunities with new
strategic partners and unlocking further opportunities for exceptional returns.
